In order to give my clients the best home buying experience possible, I've broken the process down into 3 basic steps. This will insure that we will find the best home for you, negotiate the best price and secure the best financing available. My professional services will not cost you one penny since the selling agent's fee for service is customarily paid for by the Seller. In addition, my clients never pay any title or escrow fees so you will save on closing costs when you purchase or sell real estate through me.
Step 1: Determine how much home you can afford and which loan program is best by assisting you in getting a free pre-approval. Loan approval is usually a fairly fast and painless process when the task is performed by an experienced loan officer. I have partnered with an established Orange County based mortgage broker and this affords me the ability to assist you with all types of home loans. Together with my personal loan assistant I can shop the top lenders nationwide to make sure that you get the very best loan program available with the lowest interest rate and lowest net cost (you pay no "garbage" fees!). If you are an "all cash" Buyer and already have a good idea how much you want to invest, I will assist you in documenting all of the funds needed to close escrow based upon the purchase price and your closing costs. Good listing agents are always going to ask for verification of your closing funds so that they have some kind of proof for their seller that all your funds are secure and readily available, this will generally take place before escrow is even opened and definitely before they take their client's property off the market.
Step 2: I will send you (via email) detailed MLS listing information on all properties from all companies that match your search criteria by utilizing my specialized "Buyer Profile Service". You will be aware of all active listings and informed of any new listings or new price reductions on a daily basis. It will no longer be necessary for you to waste your valuable time calling on ads, viewing numerous real estate websites, going to "open house" or having other agents hound and bother you. You will be able to look at all published photos, review complete property details, and easily map property locations at your leisure. You can even drive by homes on your own to see if you like the area, neighborhood and community amenities. I will make all the necessary appointments to view any of the homes that you select. We will tour your selections together so that I can provide you with a professional opinion of value and answer any questions or discuss any concerns that you may have. There is never any pressure to buy!
Step 3: When you find the right property and decide to make an offer, I will carefully prepare the purchase offer and go over all the neighborhood and area comparable sales ("comps") with you to determine a current value. I will present your purchase offer to the Seller and negotiate all terms and conditions in your best interest. Because I will already have your written loan approval from a reputable lender or I will have verified your funds for an all cash purchase, I will be able to negotiate from a position of strength. By proving to the Seller in writing that you are truly well qualified and fully approved to purchase thier home, I can put the seller's mind at ease during the emotional negotiating process. The final closing will be subject to your approval of all home inspections, any requested repairs, as well as your review and approval of the title report, property disclosures, community CC&R's (if applicable) and the property appraisal.
