Select your real estate agent based on criteria specific to the company, the competence of the person (agent), and the services provided. It would be much wiser to select an agent first, then discuss price. Don’t encourage or allow agents to “bid up” the asking price to get your listing! Unfortunately there are some agents who will tell you what you want to hear instead of the truth. True real estate professionals will give you candid feedback and factual information so that you can price within the market and determine a realistic asking price for your home.
Important Thought To Remember…
A Realtor has no control over the real estate market, only their individual marketing plan. You should never select a Realtor based purely on their suggested asking price for your home. Do not allow your emotions or your ego to sway a sound decision making process (a very wise and successful real estate investor once told me: "don’t ever fall in love with your investments!"). Bottom line on pricing is that you must always be realistic, I often tell my seller clients to remove all their emotion, and then pretend for just a few minutes that they are a buyer purchasing their home... what would they honestly pay for it, knowing all that they know about the property including the active and sold comps for the area.
