Many of the national real estate firms also operate their own title companies or they are often affiliated with one and share in the profits. More often than not it’s a real estate agent who selects the escrow company and title company who they prefer to work with. It is no industry secret that real estate Brokers encourage their sales agents to use their in house service providers as it is another stream of profit for their company.
Escrow fees and charges as well as Title company fees and charges can vary significantly in cost between companies so it is always a real good idea to verify all the costs that you will be charged upfront rather than be surprised at the time of closing. In many cases there are add on fees (also known as “garbage fees”) that can change your bottom line. Garry recommends to all of his clients that they be very selective and use only reliable, well established, financially secure service providers with published fees to facilitate their real estate purchase or sale.
Every year Garry pre-negotiates escrow and title fees with several of Orange County's largest and most reliable service providers. Garry takes the time to do this because he pays his client's title and escrow fees for them out of his earnings. This unique, "value added" service saves Garry's clients the time and hassle of having to negotiate and verify fees with their selected service providers. In addition, clients save a considerable amount of money on their closing costs (this savings can be thousands of dollars on average as indicated in the Buyer and Seller examples shown above).
