- I preview homes for you and let you know if they meet your criteria
- I will research local newspapers and homes magazines for new listings
- My staff sends out my unique “Urgent Need” letter to potential sellers
- I drive areas of interest looking for new signs and “for sale by owners"
Step 3: Inspecting Property
- My research will eliminate properties which do not suit your needs
- My "Buyer Profile Service" will keep you abreast of all MLS listings that meet your specific criteria and you will be able to select the properties that you want to tour at your convenience
- All appointments to view property are made in advance of our scheduled meetings (additional time will be needed to review properties toured)
- I can provide a floor plan for most all homes constructed by major home builders (I have most every published floor plan for South OC builder constructed homes on file in my office, I can email them to you as well)
- I will provide complete neighborhood and area information for all properties of interest (including any association rules & regulations)
- I will provide all recent “comps” and current tax information on properties of interest (a copy of the current tax bill is provided for your review)
Step 4: Counseling & Drafting Of Legal Contract & Disclosures
- I am a skilled technical writer of real estate contracts. A poorly written contract is unenforceable and you could lose the home you are trying to purchase. Every detail of the Purchase Contract is fully explained to you.

Step 5: Negotiations
- Many real estate negotiations fail, not because of the needs of the Buyer and Seller, but because the agent doesn’t have a good understanding of the basic negotiating principals or the proper skill level needed.
- I will always represent your interests in all negotiations with integrity and total professionalism

Step 6: Visual Inspection For Defects
- Delivery and review of the Seller’s Transfer Disclosure Statement that is mandated by California law (not required on "bank owned" properties)
- Inspection of the property with licensed contractors and thorough review of all reported safety issues and suggested repair concerns
- Recommendations, counseling and further negotiations if required
Step 7: Escrow
- I give instructions to escrow per the terms of the Purchase Contract and follow up on a regular basis to insure that a timely closing is in order.
- I assist you with your lender and follow up frequently to insure funding
- I will coordinate meetings with all contractors conducting inspections, as well as the termite company, insurance company, title company and your lender’s licensed appraiser
- I will keep you informed of every step throughout the escrow process
- Verify the Seller’s compliance with all terms and conditions of the Purchase Contract and any Counter Offers that may apply.
