How does a Buyer determine your home's value?
Buyers will compare your home to other similar homes "for sale" in the area, and to other similar homes that have recently sold. These comparison properties are commonly know as "comps" in the real estate world. The local Multiple Listing Service (MLS) database includes: Active, Pending Sale, Expired, and Closed Sale comps for all of Orange County.
If the buyer of your home is financing their purchase through a lender, the lender will require an appraisal of the property by a licensed appraiser. The appraiser will determine a value based on their thorough walk-through examination of the subject property compared to similar homes that have recently closed escrow (usually within the last 90 days), they will also factor in the current state of the local real estate market. Their written opinion of value ("appraised value") is considered valid only for the specific date that is indicated on their appraisal.
Comparative Market Analysis (CMA):
This report is basically a rough estimate of your home's value based on a review of recent comps. This is a good way to get a "ball park" idea of value, and this type of report can be prepared fairly fast. Using tools like Google Earth it is easy to get an exterior view of any property and determine proximity to the ocean and view orientation. I always provide a price range for value when asked to use this basic approach to determine value. There are several missing factors that make a standard CMA less accurate than my preferred method for determining property value which is discussed below.
